A five-star upgrade in live phases
This landmark project saw the complete transformation of over 400 rooms and suites at the Royal Lancaster London, executed in two major phases across 17 floors. Our team delivered full internal strip-out, demolition and reconstruction of bathrooms, corridors, and guest areas, all to a new five-star spec with detailed CDP elements including bespoke joinery, marble, and fire alarm systems.
Phase 1 (floors 17–11) was fully completed then Phase 2 (floors 10–3) began, allowing continuous hotel operations with no downtime. It was a privilege to contribute to the future of one of London’s most prestigious hotels, working alongside a dedicated in-house team.




Structural scale, live-site precision
Transforming a live, luxury hotel at this scale required high-level coordination across all services and structures. We managed M&E integration, data and IT systems, and all mechanical works—replacing ventilation, VRF systems, and public health risers without interrupting guest services.'
Key structural works included:
- Installation of 40 rooftop condensers with new structural steel
- New Triflex roof system and two AHUs
- Full demolition and rebuild of floors 15–19, including a new boiler room and lift extension to the 19th floor
With over 300 operatives onsite daily, we removed 300+ cubic tons of waste monthly, achieving 94% recycling. A technically demanding programme, delivered with zero down days.
